With the increasing UK planning policy focus on mixed use development a growing challenge is the management of mixed use estates with a significant residential component.

This is a new requirement for the property industry with limited comparables in for example the old London Estates, which traditionally were based on very long leases and therefore were quite passive in their management. The Asset Factor’s approach is to combine the technical skills required to manage today’s Estates with a strong service ethos.

The technical demands are increasing – with locally generated combined heat and power and combined voice and data infrastructure to manage, the successful Estate Operator needs appropriate knowledge both to manage the new infrastructure and more importantly help the promoter/developer make the right whole life costing decision initially.

The Asset Factor believes that in addition to technical skills, the best Estate operators in the future will look to ensure the whole visitor, resident and worker experience is positive. Utilising leisure resort style attention to detail and staff training the ‘Urban Resort’ approach of The Asset Factor we believe will best protect and enhance long term asset value.

The service ethos extends to providing not only ‘Estate wide’ and ‘Common Parts’ management but also in the provision of services direct to owners & tenants be they commercial, retail or residential occupiers. As operators of the estate these services will also include supporting the local community as it grows and becomes sustainable, for example running sports clubs, self help classes etc. These social aspects will often be run in conjunction with registered social landlords who will often be managing social and key worker housing within the development.
