Keith Perry

Keith is Commercial & Finance Director of The Asset Factor.

Keith has over 15 years experience in the property & FM sector working at Regional Board level for several major companies both in the UK and overseas and is unusual in having a background in both architecture though his degree from Cambridge, and finance as a Chartered Accountant with Price Waterhouse.

Keith’s expertise is based on extensive finance experience ranging from corporate finance transactions and structured finance (i.e. PFI / PPP / BOT / leasing etc.) through to traditional property finance and regulated (FSA Approved) Fund Management. It is this breadth of experience that allows the optimal commercial and financial package to be structured for any given transaction which may indeed be a convergence or hybrid of these traditionally very separate products.

In the early 1990s, whilst in corporate finance, Keith was involved in many of P&O‘s corporate acquisitions in the property, construction, business services and shipping sectors. Whilst subsequently at The Bovis Group (then a P&O subsidiary) he managed the Group’s investment in some of the UK’s first PFIs in hospitals and government accommodation. He undertook a similar role in international investment in ‘BOT’ infrastructure projects in China and the USA.

Keith then joined the Lend Lease group in 1999 and whilst there, as a Director on the European Board, he was as CEO, responsible for various aspects of the business from; Regulated Fund Management (limited partnership structures and European property funds for several asset classes), the Retail Development and Management Business (including specific assets such as the £2bn Bluewater shopping centre) and latterly the group’s move into large scale community and regeneration work – including the 14m sq ft Greenwich Peninsula project.

Keith’s specific experience in Facilities Management and Business Services is:

In Hospitality and Leisure - as CEO for P&O’s international resort business in the mid 1990s, Keith was responsible for the procurement strategy and management of services to hotels, golf facilities and the overall estates which covered both infrastructure and built properties (primarily residential). As an example the La Manga complex in Spain consisted of some 500 hotel rooms, 10,000 residential beds, 3 golf courses and some 1,000 acres of land.

In Retail – As CEO of Lend Lease’s Retail business, Keith was responsible for the management of the retail portfolio consisting of Bluewater, Solihull, Dundee, Warrington and assets in Spain and Portugal (Larry Smith business). The management business employed some 300 people.

His approach to find best-in-class facilities management to support the leading in-house asset management and retail management teams, involved both development of new external outsourcing models and JV discussions with two other major shopping centre owners. He was able to draw on the extensive experience of Lend Lease in Australia particularly in the areas of system development and organisational structuring. The services approach at Bluewater included the Bluewater ‘entry fee’ debate, which the press so quickly picked up on, where seeing Bluewater potentially as a paying venue providing free space to tenants illustrated the ground breaking type of thinking involved.

In Specialist Facilities e.g. Hospitals, Schools - Through Keith’s period as CEO of Bovis’ PFI business he oversaw the provision of facilities management services to various facilities (3 operating hospitals, HM Treasury building and some 10 schools). The nature of PFI involved the development and adherence to clear and in many cases life critical, output specifications with the added challenge of significant TUPE transfers.

Keith is married with three children and, when he has time away from his chauffeuring duties, is a frustrated oil painter and an even more frustrated golfer.
